What is included

What is included in a Tallawong pre-handover (PCI) inspection

A handover inspection measures the home against your contract, plans and selections, the NSW Guide to Standards and Tolerances 2017, the National Construction Code and ABCB Housing Provisions, AS 3740 for wet areas and AS 3700 for masonry.

Control and articulation joints

  • Formed, continuous to the top of the wall and sealed, not rendered over.

Cladding and render

  • Cracks, damaged Hebel, patchy final coat and soil clearance at the base.

Window safety

  • Upstairs bedroom openings limited to 125mm where the code calls for it.

Roof sheeting

  • Dents, scratches and flashings, viewed safely from ladder or drone.

Driveway and paths

  • Isolation joint at the slab, caulked joins and falls away from the house.

Bathrooms and laundry

  • Flange to drain seals, grout, silicone and waterstops at doorways.

Kitchen and joinery

  • Drawer action, door gaps, benchtop joins and screw caps.

Doors, frames and plaster

  • Damage to frames and sills, patching visible in normal light.

8 checkpoints across 8 areas on a standard Tallawong pre-handover (PCI) inspection. Please have power on and every room unlocked. On a build, let the supervisor know an independent inspector will attend; anything we cannot reach safely is named in the report.

FAQ

Pre-Handover (PCI) Inspections in Tallawong: common questions

When should a Tallawong handover inspection be booked?

Around two weeks before the handover date, once the cleaners have been through. That leaves the builder time to work the list and leaves you time for a recheck before any final payment.

What happens if the builder will not fix something on the list?

Ask for a written reason. If you cannot agree, NSW Fair Trading can take a complaint and send an inspector, and the matter can go to NCAT after that. Your report is the dated record either way.

What does a Tallawong handover walk leave out?

Wiring, switchboards, smoke alarms, gas and appliances are not tested and belong with a licensed electrician or gas fitter. We operate doors, windows and drawers by hand only, and do not pressure test plumbing, commission air conditioning or certify the occupation certificate.
