Why it matters here

Pre-handover (PCI) inspections on Tallawong builds

Our March 2025 Tallawong handover found the kind of items owners only notice years later: no isolation joint between the slab and driveway, render covering control joints, a dented roof sheet, cladding too close to the soil and an upstairs bedroom window with no 125mm opening limit. The April 2026 handover was finish work: drawers, benchtop joins, door frames and a puddle flange junction left unsealed.

FAQ

Pre-handover (PCI) inspections in Tallawong: common questions

What is an isolation joint?

A compressible strip between the house slab and the driveway so the two can move separately. Without it the driveway can crack and push against the house.

Why do upstairs windows need a limit?

Where a bedroom window is high enough above the ground, the National Construction Code requires its opening to be restricted to 125mm or protected by a screen, to stop a child falling.

Will you use a thermal camera?

Yes, across wet areas and around windows, to pick up moisture that is not visible yet.

Can you come back after the builder's repairs?

Yes. A reinspection checks each item against the original report so you know what is genuinely closed before you sign.

How many hours does a Tallawong handover walk need?

Three to four hours for a typical Tallawong double storey.

Does the handover inspection replace the occupation certificate?

No. The occupation certificate comes from your principal certifier. Our report is your independent record of the workmanship.
